THINGS TO CONSIDER WHEN BUYING :

  • If possible try to have your finances in order before you start looking
  • Talk to your Bank Manager about your plans first
  • How long do you need to secure your finance? Usually it’s 7 or 14 days, but check with your lender first - 
    ​Doing this first will speed up the contract process and avoid disappointment for both parties

  • Think about how much deposit you would like to present with your contract and try to have funds available immediately when you sign
  • Delays with your deposit can impact the contract severely

  • Keep in mind a Cover Note for Insurance is required from the time you sign the contract not when you move in
    Be ready to arrange cover with your insurance company as soon as you sign a contract. Perhaps prepare and shop around first

  • A good Solicitor is a must during this process!
  • If you don’t already have a solicitor, start sourcing one
  • Remember communication is key and keeping in touch with your Solicitor throughout the whole settlement process is extremely important!
  • Keep them up to date with any developments or questions or concerns you may have

Think about and have ready any Special Conditions you may like to have placed on the contract.
They may be things like :

  • Selling your current property first
  • Purchasing items on the property e.g. machinery or furniture
  • Anything else you may have concerns about e.g. repairs

  • Building and Pest Inspections are typical conditions of contracts and time is of the essence, usually 14 days, so arrange them quickly
  • There are many good and reputable Inspectors in the area

  • If all goes well, you will be moving soon! Shop around and book a removalist if you are not moving yourself.
  • Please keep in mind the settlement date 
  • There is no moving in BEFORE settlement without prior arrangement with your Solicitor and the Vendors, 
    not even to store a few things
